If you have a request for the Architectural Review Board (for example, fence, pool, detached garage, summer kitchen, or major landscape or design changes on your home) please go to http://www.arctracker.com/BPHOA and use the ArcTracker online process. Create a new account using your email address and BPHOA (our neighborhood nickname), along with a password you create. Normally ARB requests are responded to in 14 days or less, although the Board is allowed up to 30 days. ARB Request Guidance:
ARB Requests are required for many reasons specified in the Bartram Plantation Covenants, for example, fence installation, major landscaping, pools, changes to home exterior, and additional structures to be built on the property, to name a few. The link to the right provides access to the ARB Request Form, and the covenants are available on this site under the Documents, etc. tab.
In general there is no cost for review of these requests except for certain major construction projects. These projects and the costs associated were approved at the HOA Board of Directors meeting of August 19, 2010. Specifically:
New Home construction – $5000 Compliance Binder which will be returned upon inspection of the completed property, provided there is no damage to HOA property requiring cost to the Association. A $350 non-refundable review fee.
Detached garages – $1000 Compliance Binder which will be returned upon inspection of the completed property, provided there is no damage to HOA property requiring cost to the Association.
These ARB procedures and costs are subject to change as deemed necessary by the BP HOA Board of Directors.
